Our Tenant Finding Service is designed for landlords who prefer to manage their properties independently but need help in securing reliable tenants.
Services Include:
Property Valuation & Marketing: We will provide a free, no-obligation rental valuation of your property and create a tailored marketing strategy. Your property will be advertised on major property portals and our website to attract potential tenants.
Tenant Referencing: Comprehensive tenant background checks, including credit checks, employment references, and previous landlord references, to ensure tenants are suitable.
Viewings: We will arrange and conduct viewings on your behalf, keeping you updated throughout the process.
Tenancy Agreement Preparation: Drafting of an Assured Shorthold Tenancy (AST) agreement, ensuring it complies with the latest regulations.
Deposit Collection & Registration: We will collect the tenant’s deposit and register it with a government-authorized deposit protection scheme in compliance with legal requirements.
Tenant Finding Service Fee: 8% of Annual Rent + Initial One-of £220 Admin fee
Our Full Property Management Service is ideal for landlords looking for a hands-of approach. We handle every aspect of managing your property, from finding tenants to maintenance and repairs.
Services Include:
Tenant Finding & Rent Collection Services: Includes all services listed under the Tenant Finding and Rent Collection services.
Property Maintenance & Repairs: We will arrange and oversee all necessary maintenance and repair work using our network of trusted contractors. This includes handling tenant
repair requests, conducting regular property inspections, and ensuring the property remains in good condition.
Legal Compliance: We will ensure your property complies with all relevant regulations, including gas safety, electrical safety, Energy Performance Certifcates (EPCs), and fre safety regulations.
Renewal of Tenancy: We will negotiate tenancy renewals with the tenants on your behalf, if applicable, and provide updated tenancy agreements as needed.
End of Tenancy Management: Includes managing the check-out process, property inspections, handling deposit disputes, and arranging for necessary repairs or cleaning at the end of the tenancy.
Full Property Management Service Fee: 10% of Monthly Rent + Initial One-of £220 Admin fee (Tenant Finding Service Fee still applies)
EPC (Energy Performance Certificate):
Fee: £135
Gas Safety Certificate:
We can arrange the legally required annual gas safety check and certificate for your property.
Fee: £95
Electrical Safety Certificate(EICR):
We offer a service to arrange for the required Electrical Installation Condition Report (EICR) every five years.
Fee: From £215 (depending on the size of the property)
Inventory Preparation:
A detailed inventory report will be prepared at the start of each tenancy, noting the condition of the property and its contents.
Fee: £150 (depending on the size of the property)
Contractor arrangement fee: £45 + Contractor’s Invoice
Tenant check-out fee: £85
Smoke & carbon Monoxide: £35 + Contractor’s Invoice
Additional spot checks: £65
Key Cutting: £20 + contractor’s invoice
Check-out arrangements: £125 + Contractor’s fee
Project management for major work exceeding £600: 10% of contractor’s invoice
Eviction Administration Fee: £350
Service of Section 21 notice: £135
Service of Section 8 notice: £135
Minimum Term:
For our Full Property Management and Rent Collection services, we require a minimum management term of 6 months. After the initial term, the agreement will roll on a monthly basis.
Cancellation of Service:
You may cancel our Full Management or Rent Collection services by providing 2 months' written notice after the minimum term. Tenant Finding Service fees are non-refundable once a tenant is secured and a tenancy agreement is signed.
Refund Policy:
No refund is available on services rendered. In the event that a tenant leaves the property within the first 6 months through no fault of the landlord, we will find a replacement tenant free of charge.
We are fully compliant with all relevant regulations, including:
Propertymark Client Money Protection (CMP): Singh & Kaur Estate Agents ensures the protection of all client money through a government-authorized scheme.
Redress Scheme: We are members of PRS(Property Redress Scheme), providing an independent platform for dispute resolution.
